RELEASE

This is to inform you that as a part of our procedure for processing your application, an investigative consumer report may be prepared whereby information is obtained through personal interviews with your landlord, employer and others with whom you are acquainted.  By signing this application you authorize The Pines at Southmoor to obtain a consumer report and such other credit information and criminal report and for the reporting agencies to disclose and furnish such information to The Pines at Southmoor in support of this application to lease an apartment at The Pines at Southmoor.  By signing this application, you understand that approval of this application is conditional upon the information supplied in the above mentioned consumer reports meeting lease criteria.  Owner and/or agent for the owner may refuse possession of accommodations because of any derogatory information contained the in consumer reports. 

 

I have read the foregoing and certify that the information herein is TRUE and CORRECT, that this application is submitted for the purpose of inducing approval of this application in my behalf, and any errors in this application may be used by the owner and/or agent to terminate the lease at any time.

MOVE IN POLICY

As of March 7, 2011

 

APPLICATION FEE IS $35.00 FOR EACH ADULT MEMBER OF HOUSEHOLD

 

The Application is denied if:

A.      The applicant’s gross income is less than 2.5 times the rent.  Valid proof of income is required.

B.     The applicant has been convicted of a felony or multiple misdemeanors within the past 10 years.  Criminal records are closely monitored and certain restrictions apply. 

 

In order for applicants to qualify, the following criteria must be met:

1.       A verifiable rental history.  We must be able to confirm at least 6 months of positive rental history sometime during the past two (2) years.  Renting from family members does not count.

2.       Applicants must prove they have been in the same job, or with the same employer, for the past 3 months.  Current consecutive paystubs, or a letter on letterhead from the employer, is required.

If an applicant does not meet one (1) of the above criteria the security deposit is the standard deposit plus an additional $100.00.  If both of the criteria’s above are not met, the security deposit is the standard plus $200.00.

If the applicant has had an eviction or a balance with a previous landlord, the security deposit will be one month’s rent.  No specials apply.  If an applicant has more than two evictions, their application will be denied.

The following is a breakdown of The Pines at Southmoor’s standard security deposit:

1 Bedroom  = $200

2 Bedroom  = $250

3 Bedroom  = $300
